House Agreements
Occupancy is reserved for registered guests only — visitors must be pre-approved by the host, and maximum occupancy is as listed on your reservation.
No parties or large gatherings — this is a strictly residential community. Violations may result in immediate cancellation with no refund.
Quiet hours are 10:00 PM – 7:00 AM. Keep noise at a respectful volume at all times, especially entering and exiting late at night.
In a fire or smoke alarm, exit immediately via the nearest door or stairwell — never the elevator — and call 911. Smoke and CO detectors are installed and tested regularly; please never tamper with them or prop fire doors open.
For emergencies, call 911 first, then our 24-hour emergency contact number included in your check-in message.

Tidiness
Rinse dishes and load the dishwasher before checkout; wipe down counters and the stovetop, and clear food from the fridge.
Trash goes in the outside bin; recycling is separated — glass, plastic, and cardboard.
Soiled towels belong in the bathroom hamper — please don't use towels or linens for cleaning or makeup removal.
Return furniture to its original position and report any damage — accidents happen and honesty is appreciated. A cleaning fee is included in every reservation; excessive mess may incur an additional fee.
Smoke-Free Property
This is a 100% smoke-free space — no cigarettes, cigars, vapes, or cannabis inside the unit or on balconies and common areas. Smoking of any kind detected inside will result in a remediation fee to cover professional odor treatment and deep cleaning. Guests who wish to smoke must do so at least 25 feet from any entrance.
A Few More Things
Pets are not permitted at either residence.
Street parking is available on 15th St SE and surrounding blocks — this is a Residential Permit Parking (RPP) zone, so check posted signs. We are not responsible for tickets or towing.
Lock windows and doors when you leave, and keep access details within your party only.
Keep the thermostat between 68–76°F, and turn off lights, AC, and appliances when you head out.

Metro: Potomac Ave (Blue/Orange/Silver), about 0.5 mi, and Stadium-Armory (Blue/Orange/Silver), about 0.8 mi.
Bus routes 34, 36, 96, 97, B2, C40, D6, plus the DC Circulator. Roughly 20–30 minutes to downtown by metro.
Capital Bikeshare docks throughout the neighborhood, and quick access to I-295 and Pennsylvania Ave SE.
Uber/Lyft recommended over walking unfamiliar blocks late at night.
